What are floorplan services?

Measurement services are just what they sound like: Based on your requirements, an appraiser will measure the property's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How does a floorplan service work?

During a measurement or floorplan service, an appraiser measures the home or property with a measuring tool — either a tape measure or laser measuring device. As they walk the property, they observe the layout of the rooms and other features, like closets, hallways, and pantries. They might draw a rough sketch of the property. Then, the appraiser develops a report and a more detailed floorplan showing the total area and the overall layout of the home. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service needed?

Real estate taxes

Property tax records frequently reflect the wrong square footage because the values can come from several sources, and sometimes go unproven — meaning you may be taxed for more square footage than you have! Unless a certified appraiser has recently performed a valuation on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to dispute what you're taxed. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your property is worth.

Putting your home on the market

A home floorplan service will secure a fair price for your house. Living space is one of the most important factors potential buyers consider when purchasing a home — but since square footage values are often estimated rather than properly measured, your property listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price for your property, but possibly even the number of interested buyers. The only reliable method of using a precise GLA when listing your property is to refer to a previous appraisal or home measurement service completed by a certified appraiser (after any updating that may have affected square footage).

For real estate agents

To make sure that your client's property closes at a price that appropriately reflects market value, we recommend requesting a home measurement of the property. Your clients, and potential buyers, will be grateful for your thoroughness, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be an excellent marketing tactic to attract potential buyers because they can see the layout and characteristics of the home before and after touring.
